How do you add insulation to a house that's already built?

Retrofit insulation means adding insulation to a house that's already standing, usually by blowing it into the wall cavities or over the attic's ceiling, and in Watsonville it's how we fix drafty rooms and a hot upstairs without opening up your walls.

Most calls start the same way. The house is drafty, the room over the garage won't stay comfortable, or you just bought an older place and nobody knows what's in the walls. The price turns on how much wall and attic we're covering, whether we work from inside or outside, and what has to happen first, like sealing gaps, dealing with damaged wood or old insulation that needs insulation removal. The schedule turns on that same prep and on whether the job needs a permit, and your own number comes from the estimate, which I write from what's actually up there.

How we do retrofit insulation

Prep comes first, the same way you set up your station in a kitchen before you cook. On an older house I ask the age up front, since that changes how we prep, and then I look at what's already up there, how many inches there are and whether it's wet or full of droppings, because new insulation over a soaked or dirty layer just keeps the problem. We fix what needs fixing and do the air sealing, closing gaps around can lights, pipes and the attic hatch before we insulate, so the new layer isn't fighting a draft. In the attic we keep the eave vents clear so the attic can still breathe, then we blow in loose fill, insulation blown through a hose, over the ceiling and make sure the edges get as much as the middle. For the walls, we fill each cavity from inside or outside, and the two ways are below.

Foam costs more, but it seals air while it insulates, so spray foam insulation is usually worth it when your ductwork runs through the attic. Otherwise I'd seal the gaps and top up loose fill, which usually gets you more for the money. If the walls are fine and only the top of the house needs work, that's plain attic insulation.

  • Walls filled from inside

This suits most houses whose siding is in good shape, because the holes go through the inside wall and the water-shedding layer behind your siding stays untouched. We cover the floors and close off the room so the dust stays put, and you're left with small patches to paint.

  • Walls filled from outside

This suits a house that's getting new siding, since energy guides call re-siding the ideal time to fill walls from outside. Drilling from outside breaks the water-shedding layer behind the siding, so it has to be patched or replaced, and I'll look at its condition before I recommend this way.

Retrofit insulation in Watsonville, permits and what we find

Whether insulation work alone needs a permit isn't settled for every job, so before we start we check with the city or county office that covers your address. Inside city limits that's the Watsonville Building Inspection Division, which handles permits in one place, does over-the-counter plan check for most house projects on Wednesday mornings and answers homeowners' questions about improvement rules at 831-768-3050. When a job needs a permit, we pull it and line up the inspections. Watsonville falls in climate zone 4 of the California Energy Code, which sets efficiency rules for changes to existing buildings, and that's the code we work to here.

Most of the retrofit calls we get are older houses with a few inches of tired insulation in the attic, walls that were never filled and a room over the garage nobody can keep comfortable. We're based in Watsonville and see the same houses on jobs in Santa Cruz and Salinas, and we handle them the same way, checking and sealing before we fill.

I read what you send, and we reply within one business day to set a time for me to come out. The estimate is free, it's done on-site and there's no obligation. If you know the house's age, which areas you want done or whether there's vermiculite up there, put it in the form.

Retrofit insulation questions from Watsonville homeowners

How do you add insulation to existing walls without tearing them out?

Most existing walls get what's called drill and fill, where a small hole goes in near the top of each wall cavity and the cavity is filled with blown-in insulation. It's a fairly low-mess way to do it because the wall stays up, and the two ways of going in are covered above.

How much does attic insulation cost in Watsonville?

Across the US, installing blown-in attic insulation usually costs about $4 to $7.50 per square foot. That's a national figure for attics, not a Watsonville price and not a wall price. Yours depends on the attic's size, what's already up there and how much sealing and cleanup comes first, and I'll put it in writing after I look.

How do I know if my older house is ready for insulation?

Start with the year it was built, because lead safety rules come into play for homes built before 1980. The electrical code also bars insulation on or around old knob-and-tube wiring, and the EPA advises treating vermiculite, a gray-brown pebbly fill, as if it contains asbestos, so it's left alone or taken out by a trained professional. If any of that turns up, I'll tell you before we talk about anything else.

Who is allowed to install insulation in California?

California's licensing board has a C-2 Insulation and Acoustical classification for contractors who install insulation for temperature or sound control. State rules also cap the down payment on a home improvement job at $1,000 or 10 percent of the contract price, whichever is less, and later payments should match work done or materials delivered.

Do we have to leave the house while you insulate?

Usually not for blown-in insulation, since loose fill isn't curing the way spray foam does. With spray foam, you, the kids and the pets stay out until the re-entry time, the wait the foam maker sets before people can come back, and we tell you that time before we start.

How long does it take to insulate a house that already has some insulation?

Blowing in the insulation is usually the short part, and most of the time goes into prep like clearing vents, sealing gaps and fixing what we find. If old insulation is wet or full of droppings, it has to come out first, and that adds time. I'll tell you how long we expect to be there when I write the estimate.
